LiftMaster Gate Motor Replacement: The Venice Owner’s Guide

A LiftMaster gate motor replacement in Venice typically runs between $850 and $1,450 installed, depending on the model series and whether the arm bracket and control board are still intact. We stock LiftMaster-compatible motors on our trucks, so most Venice replacements are done same-day when we arrive.

Most homeowners call us after the motor starts making a grinding sound, moves the gate halfway and stops, or simply goes silent. By the time you’re reading this page, you’ve probably already checked the breaker, tried the remote, and maybe even reset the system. The motor itself is the last thing left.

Which LiftMaster Models This Applies To

The LiftMaster gate motor line breaks into two families: the LA400/LA412 swing-arm series and the SL3000/CSL24V slide-gate series. They are not interchangeable. The LA400 mounts on a swing gate up to 16 feet and 550 pounds. The SL3000 drives a slide gate up to 40 feet and 1,000 pounds. If you put an LA400 motor head on a slide gate, it will burn out within a season because it was never designed to pull that load horizontally.

OEM vs. aftermarket: we recommend the OEM LiftMaster motor unit whenever the control board is still factory-original, because the board’s firmware is calibrated to the OEM motor’s exact amperage draw. A third-party motor with a slightly different draw can send fault codes that make the board think the gate is binding. We use aftermarket equivalents only when the customer’s board has already been replaced with a universal controller. We stock both on the truck and we label every motor by its exact part number before we leave.

Signs Your LiftMaster Gate Motor Replacement Is Failing

Signs Your LiftMaster Gate Motor Replacement Is Failing
  • Motor hums but the gate doesn’t move. The capacitor or drive gear inside the motor housing has failed. In Venice’s salt air, capacitor terminals corrode faster than inland. If you hear the hum, the motor is getting power but can’t convert it into movement.
  • Gate moves a few feet, then stops and reverses. The motor’s limit sensors are reading false resistance. This is often a failing motor bearing, not a sensor problem. The board interprets the drag as an obstruction and reverses.
  • Remote works, but the motor only responds intermittently. The motor’s internal relay is going. This gets worse in the evening when Venice cools down and condensation builds inside the housing. The relay contacts expand and contract with temperature.
  • Burning smell after the gate cycles. The motor windings are overheating. This is the final stage before seizure. If you smell it once, expect a full failure within weeks, not months.
  • Gate runs slower than it used to. Motor torque declines gradually as the internal magnets weaken. A gate that took 14 seconds to open and now takes 22 has already lost a third of its output.

Replacement Cost & What’s Included

In Venice, a LiftMaster LA400 motor replacement runs $850 to $1,100 installed. The SL3000 and CSL24V slide-gate motors run $1,100 to $1,450. The range depends on whether we’re reusing your existing arm bracket or fabricating a new one, and whether the chain or belt pulley needs replacement at the same time.

The price we write down includes the motor unit, the labor, the full travel-limit calibration, and a photo log of every setting we changed. You’ll see the part number, the old motor, and the new motor in place before we drive off. Under our 365-Day Done Right Promise, if that motor gives you trouble within a year, we make it right at no charge. No exception, no expiration, no argument.

The written price is handed to you before any work begins. That’s Haven Standard Clause 1, and it applies to every single motor replacement we do in Venice.

You can safely check the breaker, the wiring connections at the motor housing, and the remote battery. What you should not do is open the motor housing itself. The capacitor inside can hold a charge even with power disconnected, and the drive gear sits under spring tension. We’ve had more than one Venice homeowner call us after a DIY attempt turned a $900 motor replacement into a $1,400 motor-plus-board replacement.

If you’ve ruled out power and the remote, call (213) 267-6777. We’ll tell you over the phone whether the symptom matches a motor failure, and give you a written price when we’re looking at the gate. No guessing, no surprises.
