Elite Hinge & Roller Replacement: The Venice Owner’s Guide
We stock and install Elite-compatible hinge and roller replacements across Venice, and most jobs run between $185 and $420 installed, depending on how many hinge points failed and whether the gate leaf needs to be pulled and re-squared. We carry the parts on the truck, so most replacements happen same day. What owners usually notice first is the gate starting to drag at the latch side, or a metallic groan when the gate moves, or a wobble at the top corner that wasn’t there six months ago. By the time you can see daylight between the hinge and the post, the roller has usually been carrying weight it was never meant to carry alone. If you’re hearing that sound or seeing that sag, you’re reading the right page.
Which Elite Models This Applies To
Elite builds slide gates and swing gates across a few distinct lines, and the hinge and roller hardware isn’t interchangeable between all of them. The SL-3000 and SL-5000 slide gate series use a steel V-track roller assembly with a fixed wheel diameter, while the swing gate models like the Estate Swing and the Elite 2000 series use a barrel hinge with a greasable pin and a separate bottom roller. The fastest way to identify what you have is to look at the gate’s bottom edge: slide gates ride on wheels you can see from the driveway side, swing gates have the roller tucked under the latch stile where it barely clears the concrete.
If you can find the metal tag on the gate frame or the opener arm, it’ll have the model stamped. No tag, no problem. We measure the wheel diameter, the bracket bolt pattern, and the hinge pin size on site and match it from stock. For Elite hardware specifically, we default to OEM Elite parts when the gate is under five years old and shows no other fatigue. On older gates where the original bracket is already wallowed out, a machined aftermarket bracket with a larger bolt face often outlasts a second OEM replacement, because the failure point moved from the part to the post. We’ll show you both options and the price for each before anything gets unbolted.
Signs Your Elite Hinge & Roller Replacement Is Failing

- Metal-on-metal grinding during travel. The roller bearing has gone dry or the wheel has flat-spotted from sitting in one position. Elite rollers are sealed units; once they start grinding, the bearing race is done and lubrication won’t bring it back.
- Gate sag toward the latch side. On an Elite swing gate, this almost always means the bottom hinge has worn egg-shaped and the gate leaf is now cantilevering off the top hinge. We see this a lot on Venice properties within a few blocks of the canals, where salt air accelerates the wear on hinge pins.
- Visible gap between hinge leaf and post. If you can slide a quarter into that gap, the hinge has shifted and the gate is relying on the opener arm to hold alignment. That arm is not designed for lateral load, and running it this way shortens the motor’s life.
- The gate scrapes concrete or pavers at the latch end. The roller under the latch stile has collapsed or worn down to the hub. On Venice driveways with a slight slope, the wear is almost always worse on the downhill side.
- The gate shudders when it starts or stops. A worn roller creates a flat spot that the opener has to overcome on every cycle. You’ll hear it as a stutter, then feel it as a vibration through the post. The fix is replacing the roller before it scores the track.
Before
AfterReplacement Cost & What’s Included
In Venice, an Elite hinge and roller replacement typically runs between $185 and $420 installed, and the variables are predictable. A single bottom roller on a slide gate is at the low end. Replacing both swing gate hinges, the bottom roller, and re-hanging the gate leaf to spec is at the high end. If the post has shifted or the bracket mounting surface has corroded, we’ll show you that in the photo record and quote the reinforcement work separately before we touch it.
Every job includes the parts, the labor, the gate re-squared and travel-checked, and a photo log of what came off and what went on. You get a written price before we start, and the flat number on that quote is the number on the invoice. No surprise markup on the hardware. The work is covered by our 365-Day Done Right Promise: if the hinge or roller fails within a year, we make it right at no charge.
DIY or Call Us?

You can safely check a few things yourself: look for visible sag, check for a gap at the hinge, watch the roller as the gate moves to see if it’s spinning or sliding. What you shouldn’t do is unbolt a swing gate hinge while the gate is still attached. A full Elite gate leaf can weigh over 400 pounds, and when the last hinge bolt clears the post, that weight is coming down all at once. We use a gate jack and a second set of hands on every hang, because a dropped gate doesn’t just bend the stile, it can take a finger or a hand with it.
If you’ve confirmed the hinge or roller is failing, the rest of the job is straightforward for a crew that does it weekly. Call (213) 267-6777 and we’ll put a truck in your neighborhood. We’ll name the part, name the price, and put it in writing before anything gets unbolted.
FAQs
In Venice, expect 5 to 8 years from an Elite hinge or roller before the salt air and daily cycles start to show. Gates within a few blocks of the canals or the beach run toward the short end of that range. Gates with regular use, meaning four or more cycles a day, wear faster than weekend-use gates. If you’re past year six and hearing any of the sounds above, call (213) 267-6777 and we’ll inspect it for free with the estimate.
No, not in a way that lasts. Elite hinges are welded assemblies and Elite rollers are sealed bearing units. Once the pin is worn or the bearing is dry, there’s no rebuild path that we’d warranty. We replace with OEM or quality aftermarket hardware and document the part number in your file so the next replacement is a known quantity.
Most Elite hinge and roller replacements are done in 60 to 90 minutes on site. If the gate needs to be re-hung and re-squared, allow up to two hours. We carry the common Elite sizes on the truck, so we’re not sending you off to wait for a parts order.
