The Vance Gate Repair Venice Guarantee
We’ve repaired and installed more than 22,000 gates since Adrian Vance started this company in 2014, and every one of those jobs has followed the same rule: a written price before any work starts, a photographic record when the technician leaves, and a promise that if the repair isn’t right, we come back and make it right. That’s not marketing language. It’s the way we’ve run every residential and light commercial gate job in Venice since day one. You get the price in writing, you get the documentation, and you get a full year to hold us to it.
What’s Covered
- Workmanship on every repair and installation. If a weld fails, a motor mount shifts, or a sensor loses alignment within 365 days of our visit, we return and fix it at no additional charge.
- Parts and hardware we install. We stand behind every component we source and fit, from hinge bearings and cantilever rollers to photo-eyes and control boards. If a part we installed fails inside the warranty window, the replacement and the labor to fit it are on us.
- The written price. The quote you receive before we touch the gate is the price you pay. No field adjustments, no “we found something else” invoice, no surprise line items at the end of the job.
- Documentation of everything we did. Under Haven Standard Clause 4, every visit includes a photo log: what we found, what we adjusted, what we replaced, and the part number on the receipt. You keep a copy. We file one in the job record.
- Cleanup and site condition. We leave your driveway and gate area the way we found them, minus the broken hardware. Welding slag, cut bolts, old springs, stripped wire, packaging: it goes out with our truck.
- On-time arrival with a name and a face. Before the technician shows up, you’ll know who’s coming. Our techs are background-checked, uniformed, and dispatched with their name and photo sent ahead of the visit.
- Honest diagnostics, not upsells. If the motor on your gate is a LiftMaster, a FAAC, a BFT, a Linear, a Viking, a Ghost Controls, a DoorKing, an Elite, or a Mighty Mule, we service that motor. We don’t steer you toward replacing a repairable opener because it would be easier for us.
Our Satisfaction Promise

Here’s the short version: if something we repaired isn’t working the way it should, call us and we’ll come back. No argument about whose fault it is, no service-call fee to re-diagnose, no expiration date inside that first year. The 365-Day Done Right Promise covers every repair and installation we complete. If the gate drifts after we adjusted the limit switches, if a weld cracks, if a keypad stops responding after we serviced the board, that’s our problem to solve, not yours. We schedule the return visit, we fix the issue, and we document what we corrected. You shouldn’t have to chase a contractor to stand behind their work. In eleven years of doing this in Venice, we’ve learned that the fastest way to lose a customer is to make them fight for a repair that should have held. So we don’t. You call, we come back, it gets fixed.
What we ask from you: tell us what you’re seeing, when it started, and we’ll handle the rest. If you have the photo log from the original visit, great. If not, we have our copy on file. The warranty follows the address, not the person, so if you sell your Venice home during that first year, the next owner gets the same coverage on the gate work we did.
Before
AfterLicensed & Insured Backing
A guarantee is only as good as the company behind it, and the company behind ours is licensed, insured, and bonded. That matters more than most people realize. If a technician is hurt on your property, our insurance covers it, not your homeowner’s policy. If a repair causes collateral damage, our insurance covers that too. The license means we’re accountable to a regulatory board that can pull our ability to operate in California if we walk away from a legitimate warranty claim. When Adrian Vance started this company after years on commercial access-control sites, he carried the same documentation habits and the same insurance standards over to residential work. That’s why every visit ends with a paper trail: what was wrong, what we did, what it cost, and a photo record of the finished work. The paperwork isn’t for show. It’s what makes the guarantee enforceable, and it’s what protects you if something goes sideways.
If you ever want to see our license or insurance documentation before a job, ask. We’ll bring it. We’d rather show you the paperwork up front than have you wonder later.
