Mighty Mule Gate Motor Replacement: The Venice Owner’s Guide

We stock and install Mighty Mule-compatible gate motor replacements in Venice, with most single-swing arm replacements running between $480 and $780 installed, parts included. Same-day replacement is available when we have your motor variant on the truck, which we do for the most common Mighty Mule models. The way most Venice owners discover the motor has failed is not dramatic: the gate stops mid-swing, or it beeps and won’t move, or it opens but sounds like a coffee grinder full of pennies. The circuit board usually gets blamed first. More often, it’s the motor itself, the arm assembly, or the internal gear drive that has finally given out.

Adrian Vance has been working on Mighty Mule gate motors since they first started appearing on Venice driveways in numbers, and the failure pattern is consistent enough that we can usually tell you what’s wrong from a 30-second phone description. “Tell me what it’s doing wrong. I’ll tell you what it costs to make it right.”

Which Mighty Mule Models This Applies To

Mighty Mule has sold gate openers under several model families over the years, and the replacement motor you need depends on which one you have. The most common models we replace motors on in Venice are the MM360, MM371W, MM372W, MM571W, MM572W, and the newer Mighty Mule Smart series (MMS100, MMS200, MMS400). The older FM350, FM500, FM502, and RB741 units still show up on Venice properties, and we can still get motors for those.

Here’s the compatibility gotcha that catches people: Mighty Mule has changed the motor and arm design across generations, and a motor from an MM371W will not drop into an MM360 arm assembly, even though both are single-swing openers. The mounting bolt pattern and the shaft diameter are different. Before you order any motor online, open the arm cover and look for the model sticker. It will be on the motor housing itself, not just the control board. Take a photo of it. If the sticker is gone, measure the motor body diameter. The older FM-series motors are noticeably slimmer than the MM-series. We match motors by model number and physical measurement on site before quoting anything, because guessing at Mighty Mule variant compatibility is how you end up with a motor you can’t return.

On OEM versus aftermarket: for Mighty Mule specifically, we stock OEM replacement motors and a limited line of aftermarket equivalents we’ve tested in our own shop. The aftermarket motors we carry for Mighty Mule are made by a supplier that has supplied replacement parts to gate trade distributors for over a decade, and they come with a 90-day part warranty from us. The honest difference is usually price and availability, not longevity. Some aftermarket Mighty Mule-compatible motors have actually outlasted the OEM units in our service records, particularly on coastal Venice properties where salt air corrodes the original motor housing faster than the aftermarket’s coated version. We’ll give you the price for both options in writing, and you pick. We don’t mark up either one past what we’d charge our own parents.

We also stock gate motor parts for LiftMaster, Ghost Controls, and DoorKing, so if you have a second gate or a neighbor with a different brand, one call covers it. One quick clarification: Vance Gate Repair Venice is an independent service provider. We are not affiliated with Mighty Mule or its parent company. We buy OEM parts through authorized channels and we know these motors inside and out, but we don’t represent the brand.

Signs Your Mighty Mule Gate Motor Replacement Is Failing

Signs Your Mighty Mule Gate Motor Replacement Is Failing
  • Gate hums but does not move. The motor is getting power but the drive gear inside the arm has stripped or the shaft coupling has sheared. This is the most common failure we see on Mighty Mule arms that are 5 years old or older in Venice.
  • Gate opens halfway and reverses. Usually not the motor itself but a failing internal limit mechanism or a worn gear that causes the control board to read over-current and reverse. If the limit switch checks out, the motor is pulling more amps than it should, which means the windings are going.
  • Grinding or knocking sound during travel. The gear inside the actuator arm is losing teeth. This sound never gets better on its own. Each cycle makes it worse, and eventually the arm will bind entirely.
  • Gate moves slower than it used to. Mighty Mule motors lose torque as the internal gears wear and the motor bushing develops play. A gate that used to swing in 14 seconds and now takes 22 is giving you a warranty of what’s coming.
  • Motor runs but the gate does not, or the arm disconnects from the gate bracket. The sheer pin or the clevis pin at the gate bracket has failed, often because the motor kept pushing when the gate was binding. This is a symptom of hinge wear or gate sag, and just replacing the pin without checking the hinges will get you another failure in a matter of weeks.

Coastal air accelerates all of this. The salt moisture in Venice, particularly west of Lincoln, works its way into the arm housing and corrodes the motor shaft and winding connections faster than inland. A Mighty Mule motor that lasts 8 years in Culver City may last 5 in Venice if the arm seal has been compromised.

Replacement Cost & What’s Included

Most Mighty Mule gate motor replacements in Venice run between $480 and $780 installed, with the range driven by which model family you have and whether we’re replacing just the motor or the motor and the arm assembly together. Here’s the written breakdown we hand over before any work starts:

What you’re paying for Typical range
Mighty Mule OEM replacement motor $180-$340
Aftermarket motor (tested equivalent) $120-$240
Labor: motor only $150-$220
Labor: motor + arm assembly $220-$320
Full assembly replacement (motor, arm, mount) $420-$760 total

Every price is quoted and agreed before any work starts. You get a written line-item price that shows the part cost, the labor, and any taxes. If the technician finds something additional while the arm is open, we stop, show you photographic evidence, and get your sign-off on the revised number before proceeding. Under Clause 1 of our Haven Standard, the price is in writing before anyone picks up a tool. Our 365-Day Done Right Promise covers the motor replacement and the labor: if it’s not right, we make it right, no fee, no argument, for a full year.

You also get a photo log of what we found, what we installed, and what we set. Motor part number, serial number, and the final limit positions are all documented in writing and left with you. If a future technician ever opens that arm again, they won’t be guessing.

DIY or Call Us?

Let’s be honest about the risk here. A Mighty Mule gate motor replacement involves working with 12-volt DC or 120-volt AC wiring depending on the model, and the arm assembly carries tension against the gate bracket. The electricity on most Mighty Mule systems is low voltage and won’t kill you, but the pinch point where the arm meets the gate bracket can break fingers if the gate moves unexpectedly during installation. If you are replacing the motor yourself, disconnect all power first, unplug the control board battery backup, and pin or chock the gate so it physically cannot move. The gate motor is not a safe thing to learn on.

What you can safely check yourself before calling us: verify the breaker is on, check that the battery backup (if your model has one) is not dead, and look for obvious obstruction at the gate track or wheels. You can also open the arm cover and look for water intrusion or a burned electrical smell. Those observations help us diagnose over the phone.

If after that you’re not certain what’s wrong, call (213) 267-6777. We’ll send a background-checked, uniformed technician with your name and photo before arrival, and we’ll have the right motor on the truck or within a day. You won’t pay for a motor until we’ve confirmed it matches your arm.
