DoorKing Access Control Installation: The Venice Owner’s Guide
We install DoorKing-compatible access control systems in Venice for a typical all-in price of $850 to $2,400, depending on whether we’re replacing a failed keypad, adding a card reader, or completing a full telephone-entry retrofit. Most parts are on our truck or sourced same day from local distributors, and a technician can usually be at your property in the Venice area within a few hours of your call.
Most owners discover their access control has failed the same way: a tenant calls and says the intercom buzzes but won’t open the gate, or a keypad that’s worked for eight years suddenly reads every code as “invalid.” What started as a dead controller board or a sun-faded keypad membrane becomes a full access headache before anyone has time to research it. You don’t need forty hours of forum reading. You need to know what’s broken, what it costs, and whether it’s a repair or a replacement. That’s what we figure out on every call.
Which DoorKing Models This Applies To
We work on the full residential and light-commercial DoorKing lineup: the 1812 and 1834 series telephone entry systems, the 8060 and 8070 card readers, 1504 and 1506 swing gate operators with integrated control boards, and the 1601 and 1603 barrier gate systems. The compatibility gotcha on DoorKing is the control board revision: a 1812-080 board is not a drop-in swap for a 1812-081 board, and wiring a card reader to the wrong terminal block on the older revision can smoke the reader in about ten seconds. We always verify the exact board revision before ordering anything.
OEM DoorKing parts are easy to find. Quality aftermarket equivalents exist for keypads, transformers, and cabinet enclosures, but we won’t put an aftermarket control board into a DoorKing system unless the OEM part is discontinued. The firmware behavior differences are real, and a board that mostly works is not something we’ll leave on your gate. If the part number is still on the cabinet label, you’re already ahead. If it’s sun-bleached off, we identify it from the system’s wiring configuration and operator serial number.
Quick identification guide:
- Telephone entry systems: Model number is on a label inside the cabinet, behind the keypad face plate.
- Card readers: Pull the reader face off its backplate; the model number is molded into the housing.
- Operator boards: The board itself has a white silkscreen revision code near the main wiring harness plug.
- Remote keypads (RE series): The number is on the back of the keypad, usually worn flat after seven or eight years of sun.
Signs Your DoorKing Access Control Installation Is Failing

- The intercom buzzes but the gate won’t open. This usually means the relay on the control board has failed. The board still sends a buzz signal (that’s a separate circuit), but the relay contacts that activate the gate operator are pitted or burned. Fix is a board swap, not a relay rebuild.
- Keypad codes only work on three or four buttons. Sun exposure near the coast eats the carbon pad contacts inside the keypad. The buttons with heavy use fail first: the code you enter most often, usually the one your kids use. A new keypad face plate fixes it; a new board doesn’t.
- Card reader beeps for visitors but not for you. Reader beeping with no unlock usually points to a dying proximity antenna coil or a controller board that’s resetting. We meter the reader output at the terminal block to tell the difference. Before that, we ask if any new metal was installed near the reader: a steel planter box six inches away can detune a reader’s antenna.
- The system works during the day but not at night. Here’s the Southern California humidity twist. Salt air corrosion can cause a thermal expansion fault that opens only after the unit cools down. It’s not supernatural; it’s a cracked solder joint on the board that tests fine when warm and fails when cold.
- Telephone entry calls through but audio is unintelligible. A failing speaker in the entry cabinet, or the telephone interface board if the audio only distorts on incoming calls. Ten minutes to diagnose and about forty minutes to replace.
Before
AfterReplacement Cost & What’s Included
Here’s the Venice pricing reality, written the way we leave it in the written quote before we start work:
| Job | Installed price range | What drives the range |
|---|---|---|
| Keypad or card-reader replacement | $380-$650 | Single-unit vs. dual-unit, wired vs. remote, cable run condition |
| Control board replacement | $550-$900 | Board revision cost, firmware programming time, terminal-block repair if corrosion has spread |
| Telephone entry system replacement (full cabinet) | $1,200-$2,400 | Model, door-release wiring, whether existing cable can be reused |
| Complete access control retrofit (new keypad, reader, board, relays) | $1,500-$2,800 | Wire-runs through existing conduit vs. new conduit, operator compatibility |
Every quote includes the part, the wiring, programming, a function test on your actual gate, and our 365-Day Done Right Promise: if it’s not right, we make it right at no charge within a full year. You get a written price before we touch a tool, under Haven Standard Clause 1, and a photo record of what was found, what was set, and what was installed when we leave. No verbal estimates that wander upward. No surprises on the invoice.
DIY or Call Us?

The incoming power side of DoorKing equipment runs at 120V AC behind the cabinet, and a service error with the incoming AC can stop your heart, not just your gate. We don’t hand out step-by-step directions for board-level work, and we’d flat tell you not to do it yourself. That’s not a sales pitch; that’s a 120-volt line and a $500 board that doesn’t tolerate reversed polarity or a loose neutral.
What an owner can safely check: are the breakers both on? Is the keypad backlight lit? Is the gate operator itself getting power at its own outlet? If the operator works from its manual open button but not from the access system, the access control is the problem and you’ve saved yourself a diagnostic fee. Beyond that, call us. We’re an independent DoorKing repair and installation specialist. We tell you what it costs before we start, and the price we write down is the price you pay. Call (213) 267-6777 for a free estimate.
FAQs
In Venice’s salt-air environment, we see a reliable lifespan of 7 to 12 years for outdoor keypads and card readers, and 10 to 15 for control boards in a properly sealed cabinet. Corrosion on terminals is the thing that shortens those numbers, and a quarterly wipe-down of the cabinet gasket helps more than anything else. If your unit is in that range and acting up, it’s usually a parts replacement, not a patch. Call (213) 267-6777 and we’ll tell you which side of the line yours falls on.
New keypad face plates and membrane assemblies are available for most DoorKing telephone entry and remote keypad models, and we replace those regularly at $120-$220 less than a full unit. The decision comes down to water intrusion. If the interior shows signs of corrosion, the repair won’t hold and you’re better off replacing the housing. We’ll show you photos either way before you spend a dollar.
If the board revision is one we stock or can pull from a local distributor, we typically complete the swap the same day we diagnose it in Venice. Programming a 1812 telephone entry system takes about 90 minutes, most of it data entry for tenant codes and phone numbers. If you have a written note of your existing codes, bring it out; it saves you reprogramming time and cost. Call (213) 267-6777 and we’ll give you a straight arrival window.
We keep common DoorKing parts on the truck: keypad face plates, 1812 and 1834 control boards, 8060 card readers, relays, transformers, and terminal blocks. Less common items like replacement telephone interface boards are pulled from local suppliers the same day in most cases, and overnight for the rest. If we don’t stock it, we tell you before we schedule, not after we arrive.
