BFT Welding & Fabrication: The Venice Owner’s Guide
We stock and install BFT-compatible welding and fabrication parts, with most bracket repairs and hinge rebuilds in Venice running between $180 and $650 installed, depending on what’s actually broken. Same-day service is available for most weld failures on swing and slide gates because we carry the steel stock and BFT bracket kits on the truck. The way most owners find us is simple: the gate sags, grinds, or refuses to close all the way, and the motor keeps tripping its limit switch because the geometry underneath it has shifted.
What’s usually happened is that a weld has cracked at a hinge, a bracket has fatigued where it meets the post, or the gate frame itself has started to separate where the operator arm connects. BFT motors are strong enough to keep pulling on a failing weld until something gives, and the motor gives last. By the time you hear metal scraping on the driveway, the bracket has often been cracked for weeks. We document what we find with photos and a written record of every measurement before we put the welder to it.
Which BFT Models This Applies To
The welding and fabrication work we do applies across the BFT gate operator line, but the specific parts differ. On swing-gate systems like the BFT Deimos, Phobos, and Ares lines, the most common fabrication need is the articulated arm bracket, which mounts to the gate leaf and takes the full force of every open-close cycle. On slide-gate systems like the BFT Rigel and Icetro, the rack attachment points and the guide-roller brackets are the usual suspects. The motors themselves rarely need fabrication work; it’s the steel around them that fails.
Before we order or fabricate anything, we identify the part two ways. First, we look for the model plate on the operator housing, which gives us the series and voltage. Second, we measure the mounting geometry. BFT uses a few different arm bracket sizes depending on whether the gate leaf is steel, aluminum, or ornamental iron, and the bolt pattern changed between older and newer production runs. We can weld a cracked factory bracket back to serviceable condition in many cases, but if the bracket is twisted or the mounting ears are torn through, we fabricate a replacement that matches the original bolt pattern rather than forcing you to drill new holes. OEM BFT brackets are available, and we’ll quote both options when it matters; for most Venice residential gates, a properly fabricated 3/16-inch steel bracket outlasts the factory part.
One compatibility item worth knowing: BFT’s articulated arms have a specific throw distance, and if your gate posts have settled or the hinges have worn, a direct bracket swap without fixing the underlying alignment just transfers the stress to the next weld. We measure the full open and closed positions before we weld anything, because a bracket that’s perfectly matched to the motor but ten degrees off on the gate will crack again inside a year.
Signs Your BFT Welding & Fabrication Is Failing

- Gate sags visibly at the latch end when open. This usually means a hinge weld has cracked or the hinge pin has worn the hole oblong, letting the leaf drop. The BFT motor is still pushing and pulling, but it’s fighting gravity at an angle it wasn’t designed for.
- Scraping or dragging sound along the bottom of the gate. A broken wheel bracket or a twisted frame section drops the gate onto the driveway, and the motor works harder on every cycle. You’ll see fresh metal dust or a bright wear line on the concrete in Venice, which is usually the first visible clue.
- Operator arm appears to flex or bow during travel. The bracket that anchors the BFT arm to the gate is cracked or its bolts have wallowed out their holes. The arm should move in a clean plane; any visible deflection means the mounting point is compromised.
- Gate shudders or jerks, especially in cold or damp weather. Venice salt air accelerates corrosion at the weld joint, and a cracked weld opens and closes slightly as the temperature changes. The motor compensates, then over-travels, then the limit switch trips and the gate stops mid-cycle.
- Limit switch errors after the gate was never hit by anything. BFT control boards record fault codes when the motor draws more current than expected. A failing weld increases mechanical resistance gradually, and the board reads it as a motor or limit problem. We’ve reset dozens of limit switches in Venice only to find the real issue was a hairline crack in a hinge weld, invisible until you put a straightedge on it.

AfterReplacement Cost & What’s Included
In Venice, you should expect to pay between $180 and $650 for BFT welding and fabrication work on a typical residential gate, and the wide range comes down to three things: how much steel has to be replaced, whether the gate has to come off its hinges, and whether we’re welding in place or fabricating on the bench. A single cracked hinge weld, ground clean and re-welded with the gate supported, runs on the lower end. A twisted arm bracket that requires cutting out the old steel, fabricating a new plate, drilling to match the BFT bolt pattern, and re-hanging the gate lands on the higher end.
Every job includes the written price before we strike an arc, the welding itself, any steel stock or bracket material, re-alignment of the gate in its travel path, and a full function test of the BFT operator through at least five open-close cycles. We photograph every weld before, during, and after, and you get that photo record along with the part numbers and measurements we wrote down. That’s the Haven Standard, Clause 4, and it’s included on every visit. The work carries our 365-Day Done Right Promise: if a weld fails within a year for any reason other than the gate being hit by something, we fix it at no charge.
No price is a surprise. If we find additional damage once we’ve opened the old weld up, we stop, show you what we found, and give you a revised written number before continuing. The price you agree to is the price on the invoice.
DIY or Call Us?

You can check a few things safely without touching a welder. Look at the gate when it’s halfway open and see if the gap between the leaf and the post is even from top to bottom. Check the concrete under the gate for fresh metal dust. Put a gloved hand on the BFT arm bracket and push laterally; if it moves at all, stop using the gate. Those observations tell you a lot about what’s failing. What you should not attempt yourself is any weld repair on a gate that’s under tension, because a gate leaf that drops or swings during work carries enough force to break bones, and BFT motors hold stored energy in their capacitors long after power is disconnected.
Welding on a gate that’s still hung requires supporting the leaf safely, disconnecting the operator, and knowing where the residual spring or tension loads are. We handle that every day in Venice, and the assessment itself is free over the phone. Call (213) 267-6777 and tell us what you’re seeing. If it’s not worth a service call, we’ll tell you that too.

FAQs
A properly executed bracket or hinge weld on a BFT gate in Venice typically lasts 8 to 15 years, with the variance driven by salt air exposure, how often the gate cycles, and whether the hinges were re-aligned at the time of welding. Coastal air accelerates pitting at weld joints, so we grind back to clean steel and use a heavier pass than you’d need ten miles inland. If an original factory weld lasted less than five years, it was usually under-specified for the gate weight, and a re-weld without reinforcement will fail again. Call (213) 267-6777 and we’ll tell you whether your specific failure is worth re-welding or requires fabrication.
Yes, in most cases we can, as long as the bracket is cracked but not distorted beyond the point where the BFT arm can sit flat against it, because a clean crack is a straightforward grind-and-weld job. If the bracket has twisted, the mounting ears are torn through, or rust has thinned the steel below 1/8 inch, we fabricate a new one to match the original bolt pattern. We’ll quote both options before starting so you can see the cost difference in writing.
Most single-point weld failures, like one cracked hinge or one broken arm bracket, are completed in 90 minutes to three hours on-site in Venice, including cool-down and a full BFT function test. Jobs that require removing the gate, fabricating a new bracket or frame section, and re-hanging can take a half day. We give you a written time window with the quote, not an open-ended arrival estimate.
We stock BFT arm-bracket kits, replacement hinges, steel plate in 1/8-inch and 3/16-inch thickness, and the common hardware sizes on the truck for swing and slide gates. We also carry parts for LiftMaster, Mighty Mule, and Ghost Controls, so if your property has a mixed setup or a previous owner’s motor, we’re not stopped cold waiting on an order. If your BFT model requires something we don’t have in the truck inventory, we can source it same-week and typically same-day through our local suppliers.
