How FAAC Products Fail - and How We Fix Them

  • FAAC swing gates: hinge weld fatigue at the post. The FAAC 400 and 415 operators push and pull hard through a single hinge axis, and over years the weld between hinge leaf and post develops micro-cracks that turn into a gate that sags visibly and drags on the latch side. We cut out the fatigued weld, re-weld the hinge in true alignment, and photograph the finished bead before the gate is released. This is the single most common FAAC welding job we do in Venice.
  • Gate leaf deformation where the FAAC arm bracket mounts. The 750 and 770 slide operators bolt to a bracket on the gate leaf; on hollow steel gates, that bracket area is the first place to tear. The symptom is an operator that runs but a gate that shudders and stutters. We weld a reinforcement plate behind the bracket and re-mount the operator, which saves a gate leaf the owner would otherwise be told to replace.
  • Slide-gate rail wear on FAAC 844 installations. Venice salt air accelerates surface rust on bare steel rail, and rust plus a worn roller turns into a gate that groans and jerks at mid-travel. We replace gate rollers and straighten or replace rail sections, then set the limit switch travel so the operator doesn’t slam the gate into the end stops. The limit switch position is photographed and logged in the job file.
  • Latch and lock misalignment after FAAC operator adjustment. When an FAAC operator is adjusted without checking the locking geometry, the gate can close fully but the latch won’t drop into the receiver. We align the latch post, shim or weld the receiver plate as needed, and verify the FAAC’s built-in reverse works after the mechanical fix.
  • Post base rot where the FAAC post meets the concrete. Even powder-coated posts fail at the base plate in a coastal climate, and once a post moves, every FAAC limit setting is wrong. We cut the old post, weld a new stub with a properly seated base plate, and re-set the FAAC operating limits to the new post position. The new post is primed and painted to match the existing gate.
